The Prop Studio opened in 2020, born from over 20 years of experience in the film and television industry. We are a prop house that both rents and custom builds hand props; whether physical or virtual.

We cater to all types of productions, spanning a range of budgets from high profile union and independent productions to student films and passion projects.​

Rental / Build Policy Basics
Security Deposit
> A $1,000 minimum security deposit is required for all rentals prior to the pickup of any order.

> Security deposits are deposited and held until all rented items are returned in good condition, and all outstanding invoices are paid in full.
​​
> Security deposits can be paid via VISA, MasterCard, corporate cheque, e-transfer, or direct deposit. For builds, a 50% deposit or a Purchase Order (PO) number is required.
​
> Unauthorized modifications or alterations to any props may result in a repair or full replacement charge, at our discretion.
​​
> Lost props will be charged at their full replacement value. A suitable exchange may be considered, at our discretion.
​​
Payment for Services
> Payments for all services are in Canadian dollars and can be made using VISA, MasterCard, corporate cheque, e-transfer, or direct deposit.

>Personal cheques are not accepted.
​​
> Harmonized Sales Tax (HST) of 13% is charged on all invoices for services.
​​
> A 2.4% processing fee will be applied to all credit card payments.
​
Rentals and Returns
> Rental rates typically range from 15% to 20% of the replacement values of the items rented on a weekly basis.
​
> Extended rentals can be arranged for orders longer than one week, extending until the end of a given production or season for periodic productions such as television series.
​
> Refunds will not be provided for items returned prior to the expected return date.
​
> Legal clearances are solely the responsibility of Production.
​
> Customers are responsible for ensuring all items are included in their picked-up orders.
​
> Customers must return all bins in the same condition they were issued.
​
> A minimum fee of $50.00 plus HST for all individual small orders.
